Core Responsibility: Property Accounting & Monthly Close
· Complete the monthly close and account reconciliations for each property entity
· Record accruals, prepaids, debt service, and straight-line rent
· Maintain the Yardi rent roll, tenant ledgers, and security deposits
· Bill recurring charges, escalations, and recoveries per lease terms
· Prepare annual CAM, real estate tax, and insurance reconciliations
· Account for capital projects, construction in progress, and depreciation
· Set up newly acquired properties in Yardi and QuickBooks at closing
Reporting & Budgeting
· Prepare monthly property financial statements, variance analysis, and cash forecasts
· Present results in monthly asset and property management reviews
· Build annual budgets and quarterly reforecasts in collaboration with property management
· Prepare lender reporting, covenant support, and escrow draw packages
Investor Accounting
· Maintain investor capital accounts, including TIC and joint venture interests
· Prepare quarterly preferred return, distribution, and profit share calculations
· Calculate and invoice property management, asset management, and EUM fees
Skill Set
· Bachelor’s degree in Accounting or Finance
· 3 to 5 years of commercial real estate property accounting experience
· Partnership, joint venture, or fund accounting experience preferred
· Multi-entity accounting, CAM reconciliations, and tenant recoveries
· Advanced Excel skills; Yardi and QuickBooks experience preferred
· Clear communicator with strong attention to detail
· CPA or progress toward CPA preferred
